Genesee in Golden, Colorado is a beautiful mountain community in the foothills of the Rocky Mountains just west of Denver. Genesee is a neighborhood of mountain homes with abundant open space. Genesee has numerous trails for hiking and running. There are two community centers with swimming pools and workout facilities. There are also tennis courts and racquetball courts. Genesee is an easy commute to downtown Denver.

Genesee is a very family friendly neighborhood. There are many trails for biking, hiking and running. There are two community centers with workout facilities and swimming pools. There are also tennis courts and racquetball courts. Genesee is just a short drive from Golden and an easy commute to downtown Denver.

If you're looking for a neighborhood in the foothills with great views and amenities, Genesee is the neighborhood for you!

Genesee home sales are a little slow. However, if a Genesee home for sale is priced competitively and is marketed through extensive online Colorado real estate marketing, it sells quickly for close to the asking price. Now is a great time to purchase a home for sale in Genesee while interest rates are still low.

Golden Colorado's Genesee Neighborhood

Genesee, in Golden, Colorado, is a beautiful neighborhood in the foothills of the Rocky Mountains just west of Denver. Genesee is a neighborhood of custom-built mountain homes with 1,200 acres of dedicated open space. It is located just south of I-70 at over 7,500 feet above sea level.

Homes in Genesee range from around 3,000 square feet to 5,000 square feet. Genesee homes are priced between $500,000 and $2,500,000. Most homes are contemporary mountain homes with vaulted ceilings and large rooms. Homes in Genesee have great views of the continental divide or downtown Denver or both.

Genesee is very family-friendly. There are two community centers with workout facilities and swimming pools including a kiddie pool. There are also tennis courts and racquetball courts. Genesee is a short drive from Golden and an easy commute to downtown Denver.

Genesee is one of my favorite close-in foothills neighborhoods. It's easy to get to and has great views and open spaces. The neighbors in Genesee are very friendly. You will see deer and elk almost daily in Genesee. Genesee is very peaceful and serene. Genesee is a great neighborhood to enjoy mountain living with easy accessibility to the amenities of metro Denver.

2nd Annual Kyffin Elementary 5K Cougar Tracks. Join us for a fun family event to raise money for the Kyffin PTA Technology Fund which will provide much needed equipment to our students and teachers.

A 1K Cougar Chase for kids will start at 8:30am followed by the 5K Fun Run at 9:00am. Kids are welcome to participate in the 5K run. Join us after the race for music, food, vendor booths and fun! Kids participating in the Cougar Chase will need to register as students ($15), but kids are encouraged to do the 5K run with their families!

Genesee Real Estate Buyers Must Act Now To Claim The Federal Tax Credit

The federal tax credit for first-time Genesee real estate homebuyers has been expanded. It now includes homeowners who have lived in their current home for at least five years and purchase a new home. Homeowners who buy a new home in Genesee can claim a $6,500 tax credit. A tax credit is much better than a tax deduction because Genesee real estate owners who buy a home will get the entire $6,500. First-time buyers will get $8,000 from the federal government.

Homeowners in Genesee who want to take advantage of this great government program need to get their Genesee real estate for sale as soon as possible and sell their house fast. They need to get their current home sold and get under contract to purchase their new home before April 30, 2010. There are income limits too. The income limit for single taxpayers is $125,000 and the limit is $225,000 for married taxpayers filing a joint return.

Genesee real estate homeowners, who have lived in their current home at least five years, need to complete the following steps to claim their $6,500 tax credit:

• Get a home value estimate from a qualified Genesee REALTOR® to see if it makes sense for them to sell their home at this time.
• List their current home for sale with a Genesee REALTOR® who has a Genesee real estate property marketing plan to get their home sold fast.
• Search Genesee real estate listings to find their dream home and sign a purchase contract before April 30, 2010.
• Close on both properties by June 30, 2010.
• Move into their new dream home and collect their $6,500!
