Genesee Homes For SaleGenesee, in Golden, Colorado, is a beautiful neighborhood in the foothills of the Rocky Mountains just west of Denver. Genesee is a neighborhood of custom-built mountain homes with 1,200 acres of dedicated open space. It is located just south of I-70 at over 7,500 feet above sea level.

Homes in Genesee range from around 3,000 square feet to 5,000 square feet. Genesee homes are priced between $500,000 and $2,500,000. Most homes are contemporary mountain homes with vaulted ceilings and large rooms. Homes in Genesee have great views of the continental divide or downtown Denver or both.

Genesee is very family-friendly. There are two community centers with workout facilities and swimming pools including a kiddie pool. There are also tennis courts and racquetball courts. Genesee is a short drive from Golden and an easy commute to downtown Denver.

Genesee is one of my favorite close-in foothills neighborhoods. It's easy to get to and has great views and open spaces. The neighbors in Genesee are very friendly. You will see deer and elk almost daily in Genesee. Genesee is very peaceful and serene. Genesee is a great neighborhood to enjoy mountain living with easy accessibility to the amenities of metro Denver.

Genesee is in the Jefferson County School District. Students from Genesee attend Ralston Elementary, Bell Middle School, and Golden High School. Learn more about these Genesee schools at greatschools.org.

Denver Colorado's LoDo Neighborhood

Lofts For Sale DenverLoDo is a vibrant neighborhood next to downtown Denver. LoDo is where the city of Denver was born. William Larimer built a cabin here in 1858 and named his small settlement Denver City. Denver grew from this small settlement into the city it is today.

In 1988 the Denver City Council formed The Lower Downtown Historic District. The historic designation granted protection to the LoDo neighborhood's historic buildings. At this time in the late 1980's developers began to convert old warehouse buildings in to hip new lofts. The development of lofts in LoDo continues still today and will continue for several years to come.

The 16th Street Mall runs through downtown Denver from the Capitol to LoDo. The mall shuttle is a great free way to quickly get across downtown.

The Platte River trail runs right through LoDo and is great for running or biking. You can take the Platter River trail north for 18 miles or south for 16 miles. It intersects several other trails including the Clear Creek trail, the Cherry Creek trail, and the Bear Creek trail. This allows you to go on very long bike rides or runs staying on trails the whole time. Living in a LoDo loft enables you to access this great trail system right out your front door.

There are several parks in LoDo including River Front park. In the summer, there are many different activities held in the parks such as running races.

LoDo has an abundance of nightlife and restaurants. If you live in a loft in LoDo, you can walk to many great restaurants and bars.

Denver's football, basketball, and baseball stadiums are located in or within walking distance from LoDo. By living in a loft in LoDo, you can avoid the traffic and parking hassles when attending sporting events and concerts.

Sunstream Homes For SaleThe Sunstream nieghborhood in Westminster, Colorado is a great family-friendly, quiet nieghborhood located half-way between downtown Denver and Boulder. The Sunstream neighborhood is right next to Standley Lake, where there are miles of unpaved trails for running, walking, or biking. You can take a boat on Standley Lake up to 20 horsepower without a permit, larger boats require you to obtain a permit. A lottery is held each year to get a permit. Standley Lake also has a great picnic area and a Bald Eagle viewing area near the visitor center. There is a pair of Bald Eagles that nest at Standley Lake year round. There is a nice campground at Standley Lake too.

There are numerous parks near the Sunstream neighborhood. You can take a pleasant walk down the Big Dry Creek trail to King Soopers, restaurants, bars, and other stores. The Big Dry Creek trail continues for twelve miles all the way to I-25. I live in Sunstream and love being able to go for a run or bike ride right from my front door.

The Sunstream neighborhood was built in 1978 and has ranch style homes, tri-levels, bi-levels, and two-story homes. The nieghbors are friendly and there are lots of children in the Sunstream neighborhood. Several of the parks nearby have really nice playgrounds. The trees and landscaping in Sunstream are mature. Many homes in the Sunstream neighborhood have great mountain views. The foreclosure crisis has spared the Sunstream neighborhood.

There are currently just a few Sunstream homes for sale, priced from $198,000 to $225,000. Sunstream is a great neighborhood for first-time home buyers.

Why All Realtors Should Join Toastmasters

ToastmastersFor those of you not already familiar with Toastmasters, it is an organization to help you become a better public speaker and leader. Toastmasters clubs have regular meetings almost everywhere in the US and many countries around the world. At each meeting members have the chance to practice public speaking in a supportive environment.

Fear of public speaking is the number one fear for many people. Some fear public speaking more than death.

As Realtors, we speak to the public all the time. Wouldn't you like to me more comfortable speaking in public? Whether you are speaking to a crowd at a first-time home buyer seminar or just to one client, it's important that you are perceived as a professional with self-confidence and enthusiasm.

ToastmastersThere is no better way to improve your public speaking skills than by joining Toastmasters. You will prepare speeches and give them in front of other supportive Toastmasters on a regular basis. You get to decide what your speech will be about so you can choose real estate topics such as how to buy your first home. You can then practice for giving a seminar in front of your fellow Toastmasters without any pressure. You might even pick up a client from your speech! After each speech you will receive a written and verbal evaluation with suggestions on how you could improve the speech.

At each meeting, you will also have a chance to participate in Table Topics which helps you practice extemporaneous speaking. A Table Topics Master prepares Table Topic subjects. The Table Topics Master will read you your topic and then you speak about that topic for one to two minutes. I have found this to be extremely helpful in getting better at public speaking and thinking up what to say without any preparation.

At every Toastmasters meeting, you will also have a chance to practice leadership skills. When you fulfill a role like the Toastmaster who conducts the meeting, you must speak in front of the group and manage the meeting and the members. You can also volunteer to take on more leadership responsibilities by becoming a club or district officer.

Toastmasters is also a great way to meet people and network. I am currently working with a client who I met at Toastmasters to sell her home and buy another home.

I have been a member of Toastmasters for 2 1/2 years. I am currently the District 26 F-7 Area Governor. Toastmasters has helped me in my real estate profession in countless ways and helped me to be more self-confident. Toastmasters is a non-profit organization and is very inexpensive to join, my dues are $39 every six months. I encourage all Realtors to join Toastmasters and become better public speakers and leaders. Find a Toastmasters club near you now and go visit a meeting, we love to have visitors.

The process of purchasing Denver foreclosures is similar to purchasing a home from a seller. First, you need to find a good Denver REALTOR to act as your buyers agent. Second, your Denver REALTOR will provide you with a list of Denver foreclosures currently on the market. You can also use a Denver foreclosures search tool to help you find the perfect Denver foreclosure. You will then tour your selected Denver foreclosures with your Denver REALTOR. When you find one you like, you will have your Denver REALTOR write up a purchase contract for you and submit your offer to the Denver foreclosure owner (usually a bank or government agency).

When buying Denver foreclosures, you need to have a thorough inspection done on the property. All Denver foreclosures are sold "as is". You cannot ask for the owner of a Denver foreclosure to fix any problems found in the inspection like you can with a regular purchase from a seller.
